How it works and what is needed for installation
Operating principle
The Exinda 20kW monoblock heat pump absorbs thermal energy from outdoor air through a large-surface evaporator, even at temperatures well below zero. The DC inverter compressor raises the temperature of the R290 refrigerant, which transfers heat to water through a plate heat exchanger inside the unit. The heated water circulates through the building's hydronic system (underfloor loops, radiators or fan coils). In cooling mode, the cycle reverses. The monoblock design means the entire refrigerant circuit is factory-sealed inside the outdoor unit. The installer connects water pipes and electrical cables only, with no on-site refrigerant handling, brazing or leak testing required.
What is needed on site
- Outdoor unit placement: clearance for airflow, with at least 30 cm clearance behind, to the sides and above. At 20 kW, the unit is physically larger than the single-phase models. Consider airflow volume, distance from neighbouring properties and noise regulations.
- Electrical installation: 380 V three-phase, dedicated circuit, circuit breaker 25 A (MOP) (three-pole). Verify that the existing three-phase supply and main distribution board can accommodate the load. If the property does not have three-phase power, the 15 kW single-phase model is the alternative.
- Hydraulic connection: G 1-1/4" flow and return, insulated, running to the indoor distribution point.
- Condensate drainage: gravity drain or condensate pump, with freeze protection in cold-exposed locations.
- DHW tank (if installed): separate indoor space, 300 to 500 L recommended for this capacity.
- Communication: Ethernet or WiFi to the indoor controller module.
Compatible heating systems
The 12 kW unit's maximum flow temperature of 75 °C means it can serve even older high-temperature radiator systems, though seasonal efficiency decreases at higher flow temperatures. The SCOP at 55 °C is 3.6 compared to 4.65 at 35 °C. This trade-off is worth discussing with the homeowner during the sizing consultation.

Three-phase 380 V installation requires a qualified electrician. Verify balanced load distribution across phases. The DC inverter's soft-start limits inrush current, but sustained three-phase draw at full load in extreme cold must be confirmed against the building's electrical capacity. How large a property can a 20 kW heat pump handle?
The 20 kW unit covers very large homes and villas of 230 to 300 m² depending on insulation quality. A well-insulated newer property of up to 300 m² with underfloor heating is an ideal match. For properties above 300 m², multiple 20 kW units in cascade or a step up to commercial heat pump chillers is the appropriate approach. Can it heat a small commercial building or a multi-family property?
Yes. This is one of the primary use cases. Guest houses, small hotels, clinics, restaurants and offices in the 230 to 300 m² range are within scope. Small multi-family buildings (two to three apartments) can share this unit as a central plant. The unit provides heating, cooling and domestic hot water from a single system. Why does this model need three-phase power when the 15 kW does not?
At 20 kW, the electrical current draw is too high for a standard single-phase 230 V supply to handle safely and efficiently. Three-phase 380 V distributes the load across three phases, keeping per-phase current approximately one-third of what a single-phase connection would require. This means standard cabling, common breaker sizes and less electrical stress. Most very large Serbian houses, villas and commercial buildings already have three-phase power installed. If the property does not have three-phase supply, the 15 kW single-phase model is the largest available option.
What is the difference between this 20 kW and the 15 kW or the commercial 12-ton unit?
The 15 kW covers homes of 180 to 230 m² on single-phase 230 V. The 20 kW handles 230 to 300 m² on three-phase 380 V. Both are currently at promotional pricing. The 12-ton commercial chiller is a different class of equipment, designed for hotels, offices and larger commercial buildings. The 20 kW unit sits at the crossover point: still a residential-class product with residential installation simplicity, but with enough capacity for light commercial use.
I have three-phase power. Is the installation complicated?
If three-phase 380 V is already available at the property, installation is straightforward. The unit connects via a three-pole circuit breaker on a dedicated circuit. The monoblock design means only water pipes and electrical cables run between the outdoor unit and the building interior, with no on-site refrigerant work. CENTRO-GAS's technical team or trained partners handle the complete installation, including electrical connection, hydraulic piping, commissioning and system testing.
What will my electricity bill be for heating a 250 m² house?
The answer depends on electricity tariff, insulation level, climate zone and heating habits. Heat pumps deliver roughly 3 to 4 times more heat energy than the electricity they consume. For a 250 m² moderately insulated house, this translates to significantly lower heating costs compared to gas, oil or electric heating. Does it work at -20 °C?
EXINDA certifies operation down to -25 °C outdoor temperature. The 20 kW nominal capacity provides substantial headroom, meaning the system can maintain heating output deeper into extreme cold events than smaller units. EXINDA's large cascade installations in northern China have operated stably at -25 °C to -40 °C since 2010 (attributed to EXINDA). For critical applications, a hybrid setup with a backup boiler is a practical option that CENTRO-GAS can engineer.
How noisy is a 20 kW unit?
Sound power is 61 dB(A) at nominal load. The DC inverter compressor and fan run at reduced speed during part-load operation, which is most of the heating season, producing lower noise than the nominal figure suggests during typical use. Night mode reduces output further. Can I use multiple units for a very large property?
Yes. The unit supports cascade configuration with up to 8 units. The Italian villa reference (over 700 m²) uses three 20 kW units in cascade (attributed to EXINDA).
